apartments sold
in three months
Following an audit, changes to the product and purchase terms, revised positioning and team training.
Before the engagement: four initial payments in three months.
For owners and executives of property development companies
I identify where your commercial operations lose sales, substantiate solutions, set priorities and help implement changes that produce measurable results.
Entrepreneurial experience behind every decision
01 / Commercial System
I assess each area individually and as part of the wider system. Select an area to see how it supports your development business.
From product creation to redesign: I strengthen customer value and the project’s investment appeal.
02 / Your Priorities
Select your situation to see what we assess and what you receive as the owner.
What we observe
What we assess
We compare the offer, target audience, price, supporting evidence, calls and correspondence to identify where progress towards a sale stalls.
What the owner receives
I explain what is holding back sales, what to change first, why it takes priority and how to measure the effect after implementation.
Project-specific conclusions follow a review of the project’s materials and data.

03 / Client Results
Three projects. Different starting points. Results based on data provided by developers and commercial directors.
Following an audit, changes to the product and purchase terms, revised positioning and team training.
Before the engagement: four initial payments in three months.
From 10% to a sustained 20% following a presentation. Changes were assessed after 4.5–5 months.
83.3% of the project sold during the pre-launch phase. Work covered location, product, pricing and the partner sales channel.
Project names and locations remain confidential. Results reflect the combined changes; the contribution of individual factors was not measured separately.
I combine the perspectives of an investor, broker and property developer’s commercial director. This helps me assess customer value, sales quality and the management issues that prevent commercial targets from being met.
I combine my own investment experience, work with brokers and expertise as a property developer’s commercial director to assess decisions from both sides of the transaction.
Professional roles and qualifications: qualified investor, broker, lawyer, business trainer and property developer’s commercial director. I built and managed my own shopping centre and other residential and commercial properties.
05 / Services
Start with a project review. We select the service to suit your challenge and the depth of analysis required.
Discuss Your Challenge in a MeetingI review your presentation and website, highlight strengths, identify up to four visible barriers and explain what to change and why. Your existing project materials are sufficient to get started.
What you can do next
Strengthen your arguments for buyers and discuss initial improvements with your team. The review includes specific examples from your materials.
What to send
A presentation or website link and a brief description of your challenge. I also review publicly available documents linked directly from these materials.
This assesses your buyer-facing offer. Internal causes within sales, CRM and management are examined in the audit.
Send your presentation or a link to the project.
I review the full set of materials for buyers, brokers and the sales team, then follow one agreed sales journey as a mystery shopper. We establish the baseline: what the customer receives, the questions they ask and where progress towards payment stops.
What you pay for
Documented barriers, supporting evidence, substantiated recommendations and the right sequence of improvements.
How we assess the impact
After improvements, we repeat the same journey and compare it with the baseline: the customer experience, response quality and comparable conversion metrics available.
Timeline: 7 business days after receipt of the complete materials and agreement on the sales journey. Causes within CRM, the team and management are examined in the audit.
I collect and cross-check data, interviews, materials, CRM records, calls and correspondence. I assess the product, offer, marketing, direct and B2B sales, team and management. For each verified issue, I present evidence, possible solutions and the rationale for the selected option.
What the owner receives
A consolidated map of issues and their impact on sales. Solutions are prioritised: what to change first, who is responsible, the resources required, the deadline and the metric used to assess the result.
Roadmap and implementation
You receive a roadmap for your team. If internal resources are insufficient, I provide implementation support to help translate solutions into measurable changes in performance.
Timeline: 15 business days after receipt of the data, access permissions and interview schedule. A complex scope of up to 20 business days is agreed separately. The report clearly distinguishes verified causes, hypotheses and data gaps.
I assess whether the solutions are realistic given the resources and team available. We then establish short implementation cycles covering ownership, deadlines, monitoring, obstacle resolution and repeat measurement.
My role
Maintain priorities, assess execution quality and help managers make decisions when the team is stuck. Your team carries out the operational tasks.
What the owner sees
Implemented changes and their actual impact on agreed metrics: conversion, transactions and gross revenue. You can see what worked and where adjustments are needed.
Work follows the approved roadmap. My scope of involvement, hours, schedule and performance metrics are agreed before we begin.
We practise the sales behaviours that influence purchase decisions: identifying needs, presenting persuasive arguments, handling objections and agreeing the next step. I build the programme around actual calls, correspondence and verified skill gaps within your team.
What changes in day-to-day work
Sales team diagnostics and measurements of conversion and salesperson effectiveness before and after training are included. Managers can see which behaviours have changed and where further work is needed.
How this supports revenue
The commercial objective is to convert more customers into sales through better conversations. The team applies the skills in live sales, while managers monitor their adoption.
Standard format: one project, up to 10 participants; two in-person days or six online sessions of two hours each. Sales team diagnostics and pre- and post-training measurements are included. Ongoing support, flights and accommodation are agreed separately.
06 / Deliverables Guarantee
Before we begin, the contract specifies stages, deadlines, deliverables and acceptance criteria. You can verify exactly what has been completed.
What I guarantee
I complete the assessments, training or support included in your chosen service. Each stage has a clearly defined deliverable.
I show the basis for each recommendation, what the data supports and which questions require further investigation.
I provide the agreed materials, explain the findings and verify that the acceptance criteria have been met. Deadlines and each party’s participation are specified in the contract.
Financial accountability
If a stage has not been completed to the agreed scope and its completion cannot be verified, I refund the fee for that stage.
If the entire agreed scope has not been completed, I refund the full fee.
This mechanism applies to paid services and is specified in the contract.
I am responsible for the analysis, substantiated solutions, training and monitoring within the chosen service. You provide the agreed data, ensure team participation and implement the solutions.
The guarantee covers the quality and completeness of my work. Actual revenue and transaction volumes depend on effective implementation, demand, product quality and the alignment of pricing and terms with the market.
Before we begin, we agree the baseline metrics and the deliverables to be assessed at the end of the chosen service.
07 / The Audit Process
01 / Data
I collect available data, materials and interviews. We agree metric definitions so that pre- and post-change comparisons use the same measures.
02 / Issues
For each selected area, I document issues, evidence and the potential impact on transactions, cash receipts and gross revenue.
03 / Solutions
I compare options for each issue and select a solution suited to the project stage, team resources and the owner’s objective.
04 / Priorities
I set the sequence: what to change first, why, who is responsible, the resources required, the deadline and the metric used to assess the result.
05 / Implementation
Your team implements the solutions. If internal resources are insufficient, I provide implementation support. We then repeat the measurements to assess what has actually changed.
The audit provides verified causes, evidence-based solutions, priorities and a roadmap. Internal causes unsupported by the data remain hypotheses until tested.
08 / Next Step
Send a presentation or project link for an Express Review. During the meeting, we discuss the challenge, available data and a useful next step.
